By accessing or using https://lazyworks.info or any services provided by Lazy Works (the “Service”), you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the Service.

1. Description of Service

Lazy Works provides a Real Estate AI Audit service for licensed real estate professionals. Our Service includes a 9-section revenue audit delivered as a digital report, identifying potential revenue leaks and opportunities across a real estate business. We are currently in beta and offering our first audits at no charge to a limited number of volunteers.

2. Eligibility

You must be at least 18 years old and a licensed real estate agent or broker (or working in a licensed real estate brokerage) to use our paid services. By using the Service, you represent and warrant that you meet these eligibility requirements.

3. Beta Service Disclaimer

Our Real Estate AI Audit is currently in beta. The Service is provided “as is” and “as available.” We make no guarantees about:

  • The accuracy of audit results
  • Specific revenue outcomes from acting on audit recommendations
  • The completeness of identified opportunities
  • The fitness of the audit for any particular purpose

You acknowledge that you are using a beta service and that audit findings should be treated as one input among many in your business decision-making.

4. Account Responsibilities

If you create an account or submit information to request an audit, you agree to:

  • Provide accurate, current, and complete information
  • Maintain the security of any account credentials
  • Promptly update your information if it changes
  • Accept responsibility for all activities under your account

5. Payment Terms

For free beta audits, no payment is required. When paid services are introduced:

  • Payments are processed by Stripe
  • Prices are as listed on the Service at the time of purchase
  • All fees are non-refundable unless otherwise stated or required by law
  • We reserve the right to change pricing with reasonable notice

6. Intellectual Property

Our Content

All content on the Service, including text, graphics, logos, audit frameworks, methodologies, and software, is the property of Lazy Works or our licensors and is protected by U.S. and international copyright, trademark, and other intellectual property laws.

Your Content

You retain ownership of any information you provide to us (such as your business details). You grant us a limited, non-exclusive license to use that information solely to provide the Service to you.

Audit Reports

The Real Estate AI Audit report we deliver to you is licensed to you for your internal business use. You may not resell, redistribute, or publicly publish the audit without our written permission.

7. Prohibited Conduct

You agree not to:

  • Use the Service for any unlawful purpose or in violation of any applicable laws
  • Submit false, misleading, or fraudulent information
  • Attempt to gain unauthorized access to our systems or other users’ accounts
  • Interfere with or disrupt the Service or its security
  • Use the Service to harass, abuse, or harm others
  • Scrape, crawl, or use automated tools to access the Service without our written permission
  • Reverse engineer or attempt to extract the source code of any software we use

8. Termination

We reserve the right to terminate or suspend your access to the Service at any time, with or without cause, with or without notice. We may do so particularly if you violate these Terms.

You may stop using the Service at any time. To request deletion of your account and data, contact us at lazyworks81@gmail.com.

9. Disclaimers and Limitation of Liability

“As Is” Service

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

The Real Estate AI Audit is an informational tool. We are not attorneys, accountants, financial advisors, or licensed real estate professionals. The audit does not constitute legal, financial, tax, or real estate advice. You should consult appropriate professionals before making significant business decisions.

Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, LAZY WORKS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM YOUR USE OF THE SERVICE.

IN NO EVENT SHALL OUR AGGREGATE LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE PAST 12 MONTHS, OR (B) ONE HUNDRED U.S. DOLLARS ($100).

Some jurisdictions do not allow the limitation of certain damages, so some of the above limitations may not apply to you.

10. Indemnification

You agree to indemnify, defend, and hold harmless Lazy Works and its officers, directors, employees, and agents from any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or in any way connected with your use of the Service or violation of these Terms.

11. Governing Law and Disputes

These Terms shall be governed by the laws of the State of Michigan, United States, without regard to its conflict of law principles.

Any dispute arising from these Terms or your use of the Service shall be resolved exclusively in the state or federal courts located in Michigan, and you consent to the personal jurisdiction of such courts.

12. Changes to These Terms

We may update these Terms of Service from time to time. The “Effective Date” at the top will reflect the date of the most recent update. Material changes will be communicated by email or by a notice on our website. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.

13. Severability

If any provision of these Terms is held to be invalid or unenforceable, that provision shall be struck and the remaining provisions shall remain in full force and effect.

14. Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and Lazy Works regarding the Service and supersede any prior agreements.
